THE CLEVELAND FOODBANK SEEKS AN INDIVIDUAL TO FILL THE POSITION OF INDIVIDUAL GIVING MANAGER.  THIS INDIVIDUAL WILL BE CHARGED WITH GROWING THE INDIVIDUAL GIVING PROGRAM, INCLUDING FUNDRAISING THROUGH DIRECT MAIL AND ONLINE, MOVING DONORS FROM LOWER LEVELS OF GIVING INTO THE MAJOR GIFTS PROGRAM, AND SOLICITING MAJOR GIFTS.  THEY WILL WORK STRATEGICALLY IN PARTNERSHIP WITH THE ASSOCIATE DIRECTOR OF DEVELOPMENT AND DIRECTOR OF EXTERNAL AFFAIRS TO CONTINUE TO GROW THE PROGRAM.  THE MANAGER WILL ALSO OVERSEE THE INDIVIDUAL GIVING COORDINATOR TO ENSURE THAT OUR STRATEGIC INITIATIVES ARE TRACKED IN RAISER'S EDGE AND THAT DONORS ARE THANKED APPROPRIATELY AND IN A TIMELY WAY.  A BACHELOR'S DEGREE FROM A FOUR(4)YEAR COLLEGE OR UNIVERSITY AND MINIMUM OF 3 YEARS FUNDRAISING EXPERIENCE REQUIRED.  EXPERIENCE WITH RAISER'S EDGE PREFERRED.  MUST BE ABLE TO READ, ANALYZE AND INTERPRET COMMON FUNDRAISING DOCUMENTS, STRONG WRITTEN AND INTERPERSONAL CONMMUNICATION SKILLS, AND THE ABILITY TO SPEAK EFFECTIVELY BEFORE GROUPS OF DONORS OR OTHER COMMUNITY PARTNERS.  ABILITY TO COMPUTE RATE, RATIO AND PERCENT AND TO DRAW AND INTERPRET BAR GRAPHS. RESIDENTAIL AND RETAIL MARKETING CONSULTANT

PROPOSAL:  THE EAST 116TH STREET REDEVELOPMENT GROUP, (EAST 116TH RDG "OWNER"), CLEVELAND, OHIO IS PLEASED TO ANNOUNCE THIS REQUEST FOR PROPOSALS TO PROVIDE A POTENTIAL MARKETING AND/OR DESIGN CONSULTANT WITH THE NECESSARY BACKGROUND INFORMATION TO EVALUATE SPECIFIC MARKET POTENTIAL FOR RETAIL/COMMERCIAL AND RESIDENTIAL REAL ESTATE OPPORTUNITIES ALONG THE EAST 116TH CORRIDOR AS DEFINED BY THE EAST 116TH RDG.

PROJECT SPONSOR:  THE EAST 116TH RDG IS A COLLABORATION OF THREE COMMUNITY DEVELOPMENT CORPORATIONS (CDC'S).  THEY ARE UNION-MILES DEVELOPMENT CORPORATION, MT PLEASANT NOW DEVELOPMENT CORPORATION AND BUCKEYE AREA DEVELOPMENT CORPORATION.  THE EAST 116TH STREET RDG WAS FORMED TO STUDY, PLAN AND IMPLEMENT THE EAST 116TH STREET REVITALIZATION PLAN TO ENCOURAGE, FACILITATE AND GUIDE THE REDEVELOPMENT OF EAST 116TH STREET IN CLEVELAND'S WARDS 2, 3, 4, 5 AND 6.

THE PROJECT:  THE REDEVELOPMENT OF EAST 116TH IS CRUCIAL TO THE REVITALIZATION AND RECOVERY OF THE FOUR NEIGHBORHOODS THAT IT PASSES THROUGH.  THE NEIGHBORHOODS ARE UNION-MILES, WOODLAND HILLS AND BUCKEYE-SHAKER.  THE REDEVELOPMENT OF EAST 116TH DIRECTLY IMPACTS THE LONG-TERM VIABILITY OF THESE COMMUNITIES AND MUST BE ADDRESSED IN ORDER TO MAKE THEM DESTINATIONS OF CHOICE.

EAST 116TH IS IDENTIFIED BY DETERIORATED HOUSING STOCK, A LACK OF INVESTMENT BY MANY CURRENT HOMEOWNERS, A NUMBER OF OBSOLETE  COMMERCIAL BUILDINGS, MARGINAL BUSINESSES AND COMMUNITY SAFETY ISSUES.  THIS BLIGHTED PHYSICAL IMAGE OVERSHADOWS THE WELL MAINTAINED TREE-LINED RESIDENTIAL STREETS THAT ARE THE HALLMARK OF THE FOUR COMMUNITIES INVOLVED.  THE CORRIDOR'S CHALLENGED CONDITION PRESENTS THE NEIGHBORHOODS WITH OPPORTUNITIES TO DEVELOP AND IMPLEMENT A REVITALIZATION STRATEGY.

THE PROJECT TARGET AREA IS ABOUT 6 SQUARE MILES IN AREA.  ITS BOUNDARIES ARE:

SOUTH:    PURITAN AVENUE

NORTH:   WOODLAND AVENUE

WEST:       EAST 113TH STREET

BOTH STUDIES MUST IDENTIFY SPECIFIC, MARKET-SUPPORTABLE RETAIL AND HOUSING TYPES; TO INCLUDE POTENTIAL DEVELOPMENT OPPORTUNITIES THAT INTEGRATE THE NEEDS OF THE RESIDENTS, STAKEHOLDERS, EMPLOYERS, ETC. WITH STRATEGIES FOR ACHIEVING REAL RESULTS IN THE STUDY AREA.

GOAL:  THE GOAL OF THIS WORK IS FOR THE CONSULTANT TO DEFINE THE SPECIFIC MARKET SUPPORTABLE RESIDENTIAL AND RETAIL USES THAT WILL ECONOMICALLY BENEFIT THE COMMUNITY, VISUALLY ENHANCE THE NEIGHBORHOOD AND ENCOURAGE PARTNERSHIPS BETWEEN EXISTING BUSINESSES, STAKEHOLDERS AND NEIGHBORHOOD RESIDENTS.  THE STUDY SHOULD BE DEVELOPED FOR AN URBAN NEIGHBORHOOD, USING CONTEXT SENSITIVE ELEMENTS.

SCOPE OF WORK:  THE CONSULTANT WILL CONDUCT A RESIDENTIAL AND A RETAIL STUDY OF EAST 116TH , IN THE STUDY AREA.  THE STUDY SHOULD CONSIDER EXISTING RETAIL FACETS; WHAT TYPES, HOW MUCH, DOES IT MEET THE NEEDS OF THE RESIDENTS, WHAT ADDITIONAL RETAIL OPPORTUNITIES EXIST, AND SHOULD EXISTING RETAIL BE UPGRADED OR IMPROVED?  THE STUDY SHOULD CONSIDER EXISTING LAND USE; ARE THERE AREAS WHERE RESIDENTIAL CURRENTLY EXIST, BUT DOES NOT MAKE SENSE, OR ARE THERE OTHER AREAS THAT ARE CURRENTLY RETIAL THAT SHOULD BE REDEVELOPED AS RESIDENTIAL?  HOW DOES LUKE EASTER PARK AFFECT THE REDEVELOPMENT/RECOVERY OF THE AREA?

THE FINAL PRODUCT SHOULD INCLUDE BUT IS NOT LIMITED TO:

MEETINGS:  THE SELECTED CONSULTANT WILL ARRANGE AND ATTEND MEETINGS DURING THE STUDY PERIOD WITH KEY STAKE HOLDERS WITHIN THE THREE CORE NEIGHBORHOODS.  THE PRIMARY STAKEHOLDERS INCLUDE THE CITY OF CLEVELAND, EAST 116TH STREET RDG, COUNCILPERSONS ZACHARY REED (WARD 3), ROBERT WHITE (WARD 2), KEN JOHNSON (WARD 4) AND MAMIE J MITCHELL (WARD 6).  SECONDARY STAKEHOLDERS INCLUDE THE COLLABORATIVE FOR ORGANIZING MT. PLEASANT (COMP), MT. PLEASANT COMMUNITY COUNCIL (MCC), UNION-MILES BUSINESS ASSOICATION, CEMETERY GROUP, UNION-MILES SALVATION ARMY AND THE BUCKEYE FAIRWOOD COMMUNITY PLANNING ACTION COMMITTEE.

THE SELECTED CONSULTANT WILL ATTEND A MINIMUM OF ONE (1) MEETINGS(S) WITH RESIDENTS IN EACH OF THE THREE NEIGHBORHOODS INCLUDED IN THE PROJECT.  THAT IS ESTIMATED TO BE THREE MEETINGS WITH NEIGHBORHOOD RESIDENTS.  THE EAST 116TH STREET RDG WILL IDENTIFY INDIVIDUALS FOR A STEERING COMMITTEE FOR THE PROJECT.  THE STEERING COMMITTEE WILL BE RESPONSIBLE FOR PROVIDING PRIMARY DIRECTION THROUGHOUT THE STUDY, REVIEWING INTERIM PRODUCTS AND HOSTING THE PUBLIC RESIDENT MEETINGS. THE EAST 116TH STREET RDG AND THE CONSULTANT WILL SERVE AS STAFF TO THIS COMMITTEE.  THE CONSULTANT SHOULD ANTICIPATE AT LEAST TWO STATUS MEETINGS WITH THE EAST 116TH STREET STAFF DUTING THE DEVELOPMENT/DESIGN STAGES FOR DRAFT AND FINAL PRESENTATION OF THE COMPLETED PLAN.

SCHEDULE:  THE EAST 116TH STREET RDG EXPECTS THE STUDY PROJECTS SHOULD TAKE EIGHT WEEKS TO CONDUCT FROM THE "NOTIFICATION TO PROCEED", WHICH WILL BE ISSUED BY THE EAST 116TH STREET RDG.
