Buckeye Re$tore Cleveland Initiative

The Buckeye Area Development Corporation (BADC) has been selected to participate in the Re$tore Cleveland Initiative.

Participation from local stakeholders has been outstanding. Local banks, merchants, property owners, residents and others have attended meetings and are carrying out tasks from the work plan. The BADC hired two consultants to complete a design and market analysis study of the Buckeye neighborhood. The studies have generated a lot of excitement and anticipation from the stakeholders. Community meetings were held to obtain input from the community members who are pleased that their desires are being implemented into the final plan. Once the plans are completed, their recommendations will be incorporated into the committee’s work plans.

 

Neighborhood History

The Buckeye Neighborhood was a long self-sufficient Hungarian neighborhood from the early 1900s to the 1970s. It had the nickname Little Hungary, and it was home to the largest population of Hungarians outside of Hungary. Every storefront was occupied by the many businesses that provided goods and services for the community. In the 1970s, the Hungarians moved out and the neighborhood population shifted to an African American majority. Disinvestment on Buckeye Road was at an all time high in the 1980s. Storefronts were vacant, crime was on the rise and residents were moving out.

The BADC began implementing its housing renovation programs in the mid 1980s and began to rehabilitate commercial buildings in the early 1990s. Private developers also began to reinvest in the neighborhood. Day care centers, a strip mall and a record store all surfaced on Buckeye Road. These developments have helped stabilize the area. The challenge now is to recruit the property retailers needed to produce a good retail mix.

 

Commercial Development

The BADC owns and manages nine commercial buildings totaling approximately 125,000 square feet. The buildings are located within the Buckeye Re$tore District between East 115th and East 120th Streets along Buckeye Road. The former Bank Building located at East 116th Street and Buckeye Road is a 2-story 8,000 square foot structure that has been comprehensively renovated by the BADC. The former second floor apartments have been converted into office space. Two social service agencies occupy the entire second floor. The first floor houses two retain tenants and a Juvenile Diversion Program. Total project cost is just under $900,000.00, and subsidies for the project equaled almost $550,000. Amenities included an elevator, new parking lot, security cameras, buzzer entry system, new interior build out and below market rental rate.
